Your houses on the market and a really powerful, yet often overlooked approach of marketing both your rentals is door to door flyers in the neighborhood of your property. Residents who live near your property are likely to know someone - a friend, co-worker or family member in the marketplace for housing that they can pass on your flyer to. It's also possible to bring the direct attention of a neighbor who's prepared to purchase or move up/down within their housing.


If you don't mind running around the neighborhood yourself and are local, this method will only cost you a few hours plus the cost of printing. If you're have better things to do, or simply unavailable for the distribution, paying someone to give out flyers is incredibly cost effective and hardly expensive if it results in a a qualified renter placement or a sale. If you are paying someone to get it done remember to do a fast drive through of the neighborhood to ensure the flyers are given out.


As for the content of the flyer, it's worth it to take some quality photographs of the interior and exterior of the house. If your chief selling point is the quality of the property, make sure to feature these in full colour along with some of the basic specs of the house. Be sure your analysis of the numbers is outstanding and readily comprehended, if you're advertising a rent to own that is a really great price. Additionally, make sure you stress that this is a chance for them to select their new neighbor and that this property is in their neighborhood. Lastly, don't forget to include complete contact information: if you have one email address, fax number, your telephone number and 24 hour recorded info line.


A higher priced variation of the approach would be to use direct mail to target your property's neighborhood. Again, you will want to tailor your marketing message to let them know that this is their chance to determine the neighborhood by helping to choose the new neighbors. To maximize your exposure, try using both flyer and direct mail distribution processes, timed apart to make sure that as many neighbors as possible get your message which you have a great property on the market or rent in their own neighborhood.
