Dholera's role in Modi's affordable housing vision

The mission to create 110 affordable homes has been launched under the “Housing for all by 2002” project envisioned by Mr. Modi and announced recently.
 
This has caused a huge stir in the real estate fraternity and shall act as a catalyst for the economic growth of the country. Not all houses of the 110 million units can be built in metros and tier 1 cities of India. The possibility turns out to be lower as these homes have to be affordable to the masses while the price of land and per square feet value of property in bigger cities is quite high.
Therefore the need of the hour is to build homes in developing townships which offer great growth potential but is cheap in terms of land value as on date. Dholera Special Investment Region thus comes into picture. It is the first smart city being developed in the state of Gujarat. A place which has been planned as a smart city by Mr. Modi five years back when he was the Chief Minister of Gujarat.
As the land in Dholera SIR is cheaper, affordable housing options in this smart city can also lead to construction of fancy bungalows and luxury villas at the price of a 2BHK apartment constructed in any city. This also means that the home owner shall get a larger unit with much open space at a much lower price- an attraction that cannot be dreamt of in hustle bustle of the cities.
Now the question that might occur in the minds of investors and home owners is Why Dholera? Why not any other smart city of India? The answer is very simple and we would like to simplify it further by jotting it down in points:-
• Faster development - Dholera is way ahead of any other smart city in terms of development. Development has already begun in form of trunk infrastructure project while other smart cities have not yet crossed the planning stage
• Leveraged financing – Dholera has received Rs. 3,000 crore from the central government for development of trunk infrastructure. This sample development shall help the city attract investors within a short span of time accelerating development further. On the contrary other smart cities are only entitled to Rs. 100 crores per year for five years.
• Excellent connectivity- Dholera SIR is well connected to all the major cities of Gujarat such as Ahmedabad, Gandhinagar and Bhavnagar and also to the business hubs of India and abroad through various means. Infrastructure including flyovers, 6 lane highway, metro rail, port and international airport are under construction. The connectivity is far superior as compared to any other smart city.
• Vicinity to DMIC Corridor – Dholera SIR acts as a special node to the DMIC Corridor and thus attracts big multinationals to invest in the city and perceive it is a manufacturing hub. This shall help the value of investment multiply exponentially.
Investing in Dholera is certainly a safe bet and its importance in contributing to the Housing for all vision cannot be ignored for sure.
