Porsha Ridl Properties Assists Buyer in Tough Market

Posted Jan 23, 2015 by AndrwDerAlex
1888 Press Release - Arvada real estate specialist Porsha Ridl helped a buyer purchase a home before it went on the market. This allowed the buyer to purchase a home quickly without having to compete in multiple offer situations.

FOR IMMEDIATE RELEASE (Press Release) Jan 23, 2015 -- Denver, CO - Porsha Ridl Properties just closed on an Arvada property priced below $300,000 that created a win-win for both the buyer and seller. The Metro Denver real estate market has become exceedingly competitive as inventory as lessened, creating many multiple offer situations, especially in cases where homes are priced below $300,000.

Porsha Ridl, a top Arvada real estate agent, knew it was going to be a tough market for her clients and began searching for homes that were not currently listed in the MLS. Though many agents do not search for homes outside of the MLS, Porsha Ridl does. She has found that looking for a home outside of the MLS can help her clients get into a home quickly and efficiently and often times bypasses the multiple offer situations that are often occurring in the marketplace.

In this situation, Porsha Ridl came in contact with a family friend that was planning on selling their home within the next few months, and did not want to have people coming in and out their home for showings. The seller was able to sell their home at market value and did not have to prepare their home for sale, nor did they have to leave their home for an entire weekend while the showings occurred.

"To give you and idea on how competitive the Denver market is right now, there are currently less than 6,000 homes in the entire metro Denver area. Inventory is down 83% from this time 5 years ago. Often time homes are going under contract faster than they are coming on the market. Additionally, interest rates have dipped again, making it a great time for people to buy, but there are not enough homes for them to buy. There are many sellers that may see buyers paying a premium for their home due to the lack of options," said Porsha Ridl.
